Just like Caesar's Gaul, residential mortgage lending is divided into three areas. The first, and the largest, is conventional lending.  This area is dominated by banks writing portfolio loans and investment banks orignating loans for the ultimate goal of securitization. These loans are often insured through the government programs of FHA, GNMA, or FNMA. Underwriting approval relies greatly on the credit scores of the borrower.

The second area is equity based lending. This type of lending is commonly referred to as hard money lending. The client is usually an investor in the wholesale channel of residential properties. The investor's goal is the acquisition of a distressed property; rehabilitation to bring it up to, or above, the average quality of the submarket; and the final disposition of  each into the retail marketplace. Underwriting approval relies solely on the percieved equity in the target property.

The third area comprises the niche that remains. This is the area in which Savanna-La-Mar Financial excels. Our lending area is currently the state of Florida and our underwriting parameters can loosely be referred to as a derivative of the underwriting parameters of the first two areas of lending.
